There are many waterfront opportunities in Destin and Santa Rosa Beach.  The info below will give you a general description as well as the pros and cons of each type.

 

Gulf Front Real Estate - Living on the gulf has many advantages like easy beach access, emerald green water views, as well as the ability to rent short term.  Gulf Front owners can kayak, surf fish, sail a hobie cat, or take a nap in a beach chair to the sounds of the Gulf of Mexico.  Gulf Front Real Estate is in high demand and caries a high price tag when compared to other water front real estate options.  Gulf Front Properties also cost more to maintain and insure.  Being on the gulf can take its toll on a home and it is important that certain construction elements are utilized when building a gulf front home.   My blog titled "How to Build the Perfect Gulf Front Home" offers a detailed description of what to look for in Gulf Front construction.  You can also visit my Gulf Front web site for more information, including recent sales, buying advice, and info.  www.DestinGulfFrontHomesForSale.com

Bay and Bayou Front Real Estate - The Choctawhatchee Bay offers great boating and fishing as well as views that will take your breath away.  If you love boating, you will love life on the Choctawhatchee Bay.  Many Bay and Bayou Front owners spend their time fishing for speckled trout, Flounder, and Red Fish.  Some lots will only accommodate a flats boat while other deep water bayou lots can accommodate a large Yacht.  If you want to have a big boat make sure you check the water depth at Low tide and remember the levels will go even lower during the winter when the North winds pick up.  I have a boat and a Garmin and we can figure out exactly what size boat will fit in each area.

Harbor Front Real Estate - There is definitely a great allure to the Destin Harbor.  Harbor Front Real Estate appeals to many because of the prime location.  If you are on the Harbor you can do just about anything by boat, but the main benefit of the harbor is its close proximity to the worlds finest Deep Sea Fishing.  Of course you can access the gulf from bay front homes but the harbor is your closest option.  The Harbor is located in the heart of Destin and in the middle of all of the action. You can drive your boat to Harbor Docks, the Boat House, Dewey Destin's, and Harbor Walk to name a few.  If you like to be in the middle of the action and/or deep sea fishing, the Destin Harbor may be the spot for you.

Lake Front Real Estate -  There are many types of lake front properties on the Emerald Coast.  Many buyers seek the man made lakes on the golf courses of Sandestin, Regatta Bay, Emerald Bay, and Kelly Plantation or the Ski Lakes of Escada.   Some of the most interesting lake front properties are located on HWY 30A on the Coastal Dune Lakes.   These natural Coastal Dune Lakes offer amazing views of the lakes, dunes and in many cases the Gulf of Mexico.  Many will argue that the Coastal Dune Lake Views to the Gulf are the best views in the world.  Coastal Dune lake lots are in high demand and carry a high price tag.

CURRENTLY, HAP WILL NOT PAY 3% IN BUYERS CLOSING COSTS AND PRE-PAIDS!


I am at the final stages of a HAP sale for a home in Niceville Florida and wanted to write a post to clarify an important  change in the HAP program.  

HAP is the "Homeowners Assistance Program" for those that are so gracious to serve in our Nation's Military.  

 

Below is the basic definition of HAP pulled from their web site.

"The Department of Defense (DOD) is proud to offer the Homeowners Assistance Program (HAP) to eligible service members and federal civilian, including non-appropriated fund, employees. The program is authorized by law, and administered by the US Army Corps of Engineers (USACE) to assist eligible homeowners who face financial loss when selling their primary residence homes in areas where real estate values have declined because of a base closure or realignment announcement."

 

This is a great program but just like any program, it changes constantly.  In the past, HAP would pay 3% towards buyer's closing costs and pre-paids.  Recently this has changed and HAP will only pay closing costs that they consider to be standard closing costs.  If someone tells you that HAP has contributed to buyer's closing costs in the past, this is true, but understand this policy has changed and do your best to submit a more standard contract with a standard split of the closing costs.  I hope this helps!

I enjoy working with gulf front buyers in Destin, Santa Rosa Beach and Hwy 30A Florida.  One of my best friends is a Gulf Front Builder and he has built multiple Gulf Front Homes in Destin and on Hwy 30A.  I had a great conversation with him about Destin Gulf Front home construction and I asked him to explain his idea of the perfect gulf front home.  He gave me some great information and thought I would share it in this blog.

The Perfect Gulf Front Home

1.  A House on Pilings was first choice.  He did say that a house on slab was fine in certain areas of high elevation and low erosion.  A seawall is a major plus for homes on slab.  If you are on pilings, your foundation is less likely to be compromised by erosion.

2. Impact Glass Windows are a definite plus.  high impact glass windows offer a serious sense of security for Destin and 30A Gulf Front Homes.  If impact glass windows are not an option, hurricane shutters can fill the gap.

3.  Raised Seam Metal Roofing is a great option.  Metal Roofs offer great protection and a nice look.  The second choice would be tile and the last would be shingles.   Tile is a good strong option but tiles can break.  Shingles are last on the list because people often loose shingles during hurricanes and tropical storms.

4.  Stucco Exterior – Stucco is a great option because behind stucco is concrete.  Of course, a better option may be concrete block or poured concrete but he felt stucco was a good affordable option.   

5.  Avoid Wood Whenever Possible – Wood really is a bad option if brick, stucco, hardi board,  or aluminum can be used.  He did suggest wood soffit because the vinyl is easily compromised.  Trex is another great product to use for decking, walkovers, etc.

6.  The Higher the Elevation the Better - Check the elevation of the lot.  Water from storm surge really is your biggest risk.  Affordable flood insurance will be limited to $250,000 in coverage if you are eligible for the NFIP "National Flood Insurance Program".  Always check the elevation and remember the higher the better.  You may have to walk down a few extra steps to get to the beach but this is definitely a good thing.

7.  Fiberglass Doors  are durable and offer great protection.  Wood doors look great but will need to be re-stained or painted regularly.  Wood will also expand and contract.  Fiberlglass really is the best option.  If design is extremely important, a good compromose may be a wood front door but fiberglass on all of the other doors.

1.  Client number One:  This client purchased a Destin Florida Condo.  She Paid close to $400,000 for the condo and the condo had fallen in value to approximately $120,000.  The lender on this short sale was Bank of America.  This particular seller had a good job and a significant amount of cash in savings.  This was the trickiest short sale of the bunch because it was a "no hardship" short sale.  Many agents will not touch a no hardship short sale but I love a challenge.  We were able to negotiate a full waiver of the $280,000 deficiency for a cash contribution of $2500.  My client was extremely happy with the offer.  This buyer will probably have some tax liability because this was a second home and she will receive a 1099 for the "Forgiveness of Debt".  I suggested that she align with an accountant and attorney and she was fully educated on the tax liability.  SHORT SALE CLOSED

2.  Client number Two - This client purchased a Santa Rosa Beach home for $247,600.  The home dropped in value to $135,000.  This was the classic situation of the first time home buyer that was given a first and a second mortgage to eliminate the down payment.  I really enjoy helping people in this situation because they got caught up in the trap and deserve some help.  Can you imagine, being a few years out of college and now having over $100,000 in negative equity.  This situation turned out great!  This seller was eligible for the HAFA short sale program.  She received a full waiver of deficiency, no tax liability, because it was her primary residence, and $3000 in moving expenses.  SHORT SALE CLOSED

3.  Client Number Three - This client purchased a condo for primary residence in Panama City Beach FL.  My clients paid $169,900 and the condo is currently worth about $65,000.  This client was not eligible for one of the Government programs like HAFA, so I had to work hard for a full release of deficiency.  We just received the written approval letter granting a full release of deficiency.  Again, this client will have zero tax liability for "forgiveness of debt" because it was their primary residence.  This one is set to close on October 5, 2011.

4.  Client Number Four - Client number four is real close to my heart because the buyers and sellers are all great friends.  The buyers go to my church and we are involved in the music ministry together and the seller is just a great friend.  I was able to put these folks together immediately to expedite the short sale process.  I just received an approval letter approving my buyers price and offering a full release of deficiency with no cash contribution for the seller.  This was the sellers primary residence so there will be no tax liability.  Now they can move and and begin to rebuild their credit.

 

My System For A Full Release Of Deficiency

1.  BE NICE!  The short sale negotiator for the bank spends her entire day listing to people moan and complain.  Call and be nice.  Ask them about their day, their family, etc.  Set yourself apart from the others.

2.  Develop a Good Story - When I meet with new short sale clients, I ask a lot of questions and come up with a story.  If I cannot come up with a good story, I will pass on the listing.  A story can be a number of things and most often it consists of the hardship, but not always.  Another story may be that my client is willing to negotiate and come to the table.  You just have to have a story.

3.  Be Persistant -  You have to check in regularly.  Every time you speak with them, mention how your client got caught up in a trap.  Tell them that your clients will not close unless there is a full release of deficiency.

4.  Be Honest - You must fully disclose all accounts and all property to the bank.  Tell your clients to be honest.  It is not worth it!

5.  Write Waiver of Deficiency Language On The Contract - Sorry, I do not feel comfortable giving you my language because I am not an attorney. Speak with a Real Estate Attorney and include the language on the contract so that the lender sees it on the front end.  This really helps.

6.  Be willing to negotiate - Sellers need to understand that they may have to come to the table with some cash or a new note.  My client that received a $280,000 release of deficiency for $2,500 and got a great deal.  Be open to negotiations.  Start from the beginning.
